Planned and regular maintenance programme can add value to the lifecycle of your building or property enhancing their appearance and also making them safer. There is additional long run cost savings against the cost of replacement of certain part of the property.

Time and money spent increases for every maintenance that is not carried out at the right time or worse still, it could lead to total failure. We prefer the short term approach to reducing cost by helping you maintain your property at the right time. We help you maintain or fix your building right from your doorway.

Recent changes in the Housing Act means that Landlords are now responsible for ensuring that there are no hazards in their property (such as fire risk, risk of falls, trips, electrical shock etc). They are required to comply with The Housing Health and Safety Rating System (HHSRS).

For properties that have gas, it is required that the boiler services are tested annually. By failing to comply with this the Landlord could be liable to a custodial sentence at the worst. The Law also requires that your tenants should be in possession of the previous two years' certificates.

At Kosmo Services we assist you in complying with this requirement by taking action when the check is due.

In order to fully comply with the HHSRS legislation we also recommend that all Landlords have an electrical check annually.
